The Seller's Guide · New Jersey
Thinking about selling? Here's what happens next.
Selling a home in New Jersey is a process, not a single decision. This guide walks you through all 14 steps, from the moment the idea first crosses your mind to the day you hand over the keys.
Phase 01
The Decision
- 01
Decide If It's Time to Sell
Why are you considering a move, where would you go, and what needs to happen for selling to make sense?
- 02
Find Out What Your Home Is Worth
Understand your likely market value based on comparable sales, current competition, condition and buyer demand.
- 03
Know Your Number
Estimate your mortgage payoff, selling expenses, taxes, fees and likely net proceeds so you know what you could actually walk away with.
Phase 02
The Game Plan
- 04
Build Your Selling Strategy
Choose your agent and determine pricing, timing, preparation, showing and marketing strategies.
- 05
Prepare Your Home for the Market
Declutter, clean, stage and make the repairs or improvements that will actually help you sell.
- 06
Launch Your Home to the Market
Photography, video, marketing, listing distribution, open houses and showings begin.
Phase 03
The Offer
- 07
Receive, Review & Choose an Offer
Compare more than price. Look at financing, deposit, contingencies, inspection terms, appraisal risk, closing date and the buyer's overall strength.
- 08
Sign the Contract & Enter Attorney Review
Once an offer is accepted and contracts are signed, the attorneys review and negotiate the contractual terms.
Phase 04
Under Contract
- 09
Navigate the Home Inspection
The buyer completes their inspections, and you determine how to respond to any issues or requests that arise.
- 10
Get Through Appraisal, Mortgage & Title
The buyer works toward final mortgage approval while the appraisal and title work move forward behind the scenes.
- 11
Prepare for Closing
Handle municipal requirements, smoke/fire certification, agreed repairs, utility arrangements, moving and anything else required before settlement.
Phase 05
The Finish Line
- 12
Buyer Receives Final Mortgage Approval
The buyer receives their clear-to-close, final figures are prepared, and everyone gets ready for settlement.
- 13
Move Out & Final Walk-Through
The house is emptied and left in the agreed-upon condition so the buyer can complete their final walk-through.
- 14
Closing Day: Sign, Get Paid & Hand Over the Keys
Final documents are executed, your mortgage and other obligations are paid from the proceeds, you receive your remaining money, and ownership transfers to the buyer.
